The property, and the rental income it generates, are central to the lender’s assessment of risk and the security for the deal. As a result, lenders will ordinarily require thorough property due diligence.

  • Income return: assessing the rental income over the life of the loan.
  • Capital return: considering anticipated growth in the property’s value during the term.

Any point arising from due diligence that may impact value, income, or the strength of the security will be material to the lender. Note that, in residential conveyancing, the borrower’s solicitor is often asked to act for the bank as well on a residential mortgage.
