3 Consent to the Works

  • The Landlord permits the Works on stated terms and dates; consent ends if the Tenant fails to begin or complete on time unless an extension, sought in writing, is granted, and the consent is limited to the Works.

5 Tenant's obligations—Works

  • Obtain all Necessary Consents and approvals, satisfy pre‑conditions, use approved competent contractors, and carry out the Works properly to the Drawings, consents, Legislation and good practice, minimising disturbance and supplying EPCs, health and safety or golden thread information, and as‑built drawings with appropriate copyright licences.

6 Tenant’s obligations—Equipment

  • Keep the Equipment in good order, comply with Legislation and regulations, meet outgoings, disconnect or move it when reasonably required, and make good damage.

7 Insurance and Risk

  • Notify insurers, pay any premium increase, insure the Works jointly for suitable sums, reinstate damage, indemnify the Landlord, and bear all risk until completion.

9 Reinstatement

  • On Termination or breach, remove the Works and reinstate at the Tenant’s cost and risk, with Landlord’s professional fees payable.

15 Governing Law and Jurisdiction

  • This Licence is governed by the laws of England and Wales, with jurisdiction of their courts...
